Before a residential property is marketed for sale, a draft contract must be available for prospective buyers to view. Therefore it is important that you consult us as soon as you engag
e the services of a real estate agent to market your property or decide to market the property yourself.
We will:
- Prepare the marketing contract which will involve, amongst other things, obtaining a title search, a section 149 certificate (also known as a zoning certificate) from the local council and a sewerage diagram from the relevant water authority (Sydney Water if the property is in Sydney)
- Send the marketing contract to you and your selling agent
- Send auction contracts (if applicable) to your selling agent if the property is being sold at public auction
- Finalise the contract and the legal matters involved when a buyer is found
- Attend to exchange of contracts
- Liaise with your financier to arrange a discharge of mortgage where necessary
- Ensure that all the necessary legal work is done between signing the contract and completion of the sale
- Deal with any legal issues that may arise between exchange of contracts and completion of your sale
- Attend to completion of the sale and the disposal of the sale proceeds as directed by you
