Buying a property can be a complicated and daunting experience. You can expect us to be in contact with you all the way through your transaction, and to be available to answer any questions you may have.
We will:
- Check the contract to see that it is in order for you to proceed and advise you on the terms of that contract
- Check and explain the title to the prope
rty and advise you of any restrictions (such as building restrictions), rights of way, easements, covenants and any other matters of title discoverable from a search of the title
- Attend to exchange of contracts
- Arrange for all the legal work to be completed from when you sign the contract until completion of your purchase
- Make all inquiries of various Government and other departments to ensure no proposals affect the property
- Deal with any legal issues that may arise between exchange of contracts and completion of your purchase
- Liaise with your lender to ensure that their requirements are met in time for completion
- Arrange completion of your purchase and payment of all proceeds required for the purchase
- Make sure that you receive title to the property on completion
Auction
When you buy a property at auction you are legally bound to the contract as soon as contracts are exchanged at the auction. Therefore it is very important to consult a conveyancer before going to the auction. We will go through the contract with you pointing out any clauses that may be of concern to you and explaining any legal issues. We can also negotiate any necessary amendments to the contract in your favour prior to the auction.
Private treaty
Similarly if you are buying a property by private treaty we will review and explain the contract to you and request any necessary amendments prior to you signing the contract.
